Unilock Construction in Chino, CA | Framework Contractors
We’re Framework Contractors, and we provide independent Unilock construction and hardscape installation across Chino and nearby communities. We are not manufacturer-authorized, and we don’t pretend to be. What we are is a crew that has installed Unilock pavers and walls in both the 91708 Preserve tract homes and the 91710 ranch properties long enough to know exactly how these systems behave under Chino’s 100°F summer heat and clay-heavy soils. If you’re pricing a paver patio, driveway, or retaining wall, call (844) 681-3590 for a free estimate.
Why Chino Residents Choose Us for Unilock Service
Unilock makes a solid product, but the installation determines whether it still looks good five years later. We read the manufacturer’s spec sheets for base prep, joint sand, and edge restraint, and we follow them. No shortcuts when the Santa Ana winds start throwing sand, and no wishful thinking when we hit expansive clay under a 1960s ranch slab. Noel Carbajal, our owner, grew up learning construction the old way in Santa Ana, then spent three decades remodeling and building across Orange County and handling Unilock repair in Ontario and surrounding areas. His rule is simple: build it right the first time, the second time costs twice as much and nobody’s happy.
Chino homeowners call us because we stock Unilock OEM edge restraints, polymeric joint sand, and wall geogrid on the truck. Aftermarket substitutes fail faster under Chino’s thermal cycling, and we’d rather install something once. We also know both Chino permit paths: City of Chino for in-city lots, San Bernardino County for the unincorporated pockets. That dual knowledge saves weeks on some projects.
This page covers what we do as an independent Unilock service provider. You can also read more broadly about our Unilock sales & service capabilities, or see how we work across the wider Chino service area.

Common Unilock Construction Problems We Solve in Chino
- Efflorescence bloom on Brussels Block and Copthorne pavers. The white powdery residue appears when water migrates through the paver and evaporates, leaving mineral salts behind. In Chino’s 95 – 105°F summer swings, this shows up hard after the first hot season if the installer used non-polymeric joint sand or the base drainage is poor. We remove the bloom, re-sand with polymeric material, and correct the drainage.
- Edge restraint failure on Preserve driveways. In 91708 tract homes, HOA-approved slopes often push runoff toward the garage instead of the street. Water pools at the paver edge, saturates the base, and the restraints give way. Pavers migrate. We reset the edge with Unilock OEM restraints and regrade so water moves where it should.
- Beacon Hill flagstone delamination or spalling. The older ranch properties in 91710 sit on expansive soils that shift seasonally. When a flagstone paver is installed over soil that’s moving, the surface layer separates or flakes. We excavate, stabilize, and re-set using a proper compacted base.
- Estate Wall corner cracking from root heave and wind debris. Mature 1950s landscaping in 91710 means root systems that push against wall sections over decades. Add Santa Ana wind driving debris into the wall face, and unreinforced corners crack. We rebuild corners with geogrid reinforcement where the original builder skipped it.
- Heaved patios on clay without a compacted base. We see this regularly in older Chino backyards. Pavers laid directly on native clay shift and lift within two or three seasons. We do full-depth excavation and base replacement, which we’ll get into below.
Unilock Service in Chino: What Local Conditions Mean for Your Equipment
Here’s the thing most installers won’t tell you about working in Chino: The Preserve in 91708 runs on HOA architectural review, and that review often requires submittal of Unilock color and texture samples before a single paver is ordered. That step doesn’t exist in 91710, where the property might sit inside Chino city limits or out in county jurisdiction, each with its own permit path. So the same paver patio job two miles apart can have completely different paperwork timelines. We’ve spent enough time in both zones to know who reviews what and when. That’s the kind of local knowledge that keeps a project from stalling for four weeks over a sample board.
We also see a real split in housing stock that shapes the work. 91710 is dominated by 1950s – 1970s single-story ranch homes and some remaining rural lots. Work there often involves foundation repairs, full gut remodels, or adding square footage before hardscape even starts. 91708 is almost entirely 2000s – 2020s two-story tract homes, where hardscape, patio covers, and interior upgrades are the typical scope. Same city, two different construction markets.
Unilock Models & Products We Service in Chino
We work with the Unilock product lines most common in Chino backyards and driveways: Brussels Block, Beacon Hill, Estate Wall, and Copthorne. Each has its own installation spec and failure profile in this climate. For new installations, we use Unilock OEM edge restraints, polymeric joint sand, and wall geogrid, because aftermarket substitutes degrade faster under Chino’s heat and soil movement. For Unilock in Montclair and Chino repairs, we match existing units by color and dimension where possible, and we’re straightforward when a repair isn’t worth it: if a wall or patio has less than 15% cracked or heaved units, we re-set and re-sand instead of pushing a full replacement. If it’s worse than that, we’ll say so and quote accordingly.

FAQs – Unilock Construction in Chino
Yes, but installation matters more than the paver itself. Unilock’s color process is generally UV-stable, meaning it won’t fade dramatically under Chino’s inland heat. Cracking, however, is almost always a base or drainage problem, not a paver problem. On a 1960s ranch in 91710, our crew replaced a heaved Brussels Block patio that had been laid directly on clay without a compacted base, similar to Unilock repair in Los Serranos projects we’ve handled. We excavated 8 inches, added Class II base and geotextile, and re-set the pavers with polymeric sand and Unilock edge restraint. The homeowner salvaged about 70% of the original blocks after we chipped off old mortar, which saved a full re-order. We also corrected the slope so monsoon-season runoff no longer ponds against the slab. Call (844) 681-3590 if you’re seeing cracks or fading, and we’ll tell you what’s actually going on.
Yes, but you’ll need to submit Unilock color and texture samples to your HOA architectural review board before ordering materials. This is a step specific to master-planned communities like The Preserve in 91708. We’ve handled this process many times and can prepare the sample boards and spec sheets your HOA will ask for. Give us a call at (844) 681-3590 and we’ll walk you through what your community requires.
Estate Wall is a segmental retaining wall system designed for engineered heights and reinforced applications, with a generous setback and enough mass to hold back sloped terrain. A standard wall block from a big-box store is typically a smaller, lighter unit that isn’t meant for anything over a couple of feet without reinforcement. In older Chino ranch neighborhoods, where 1950s landscaping often means mature root systems and grade changes, an unreinforced standard block wall will crack at the corners within a few seasons. We install Estate Wall with geogrid where the engineering calls for it. For a quote on your property, call (844) 681-3590.
That’s efflorescence, a mineral salt deposit that forms when water moves through the paver and evaporates at the surface. It’s not uncommon after Chino’s first stretch of 95°F-plus days, especially if non-polymeric joint sand was used or the base doesn’t drain properly. It can be cleaned, and the underlying cause addressed so it doesn’t return every summer. Estimates are free, call (844) 681-3590.
It depends on whether your lot sits inside Chino city limits or in an unincorporated area of 91710. City of Chino handles permits for in-city properties, while San Bernardino County handles unincorporated pockets. Patio pavers sometimes don’t require a permit, but a home addition always does. We can tell you which jurisdiction applies to your address and what paperwork you’ll need. Call (844) 681-3590 and we’ll figure it out together.
