Unilock Construction in Fountain Valley, CA | Framework Contractors

We install and repair Unilock paver systems across Fountain Valley and Unilock service in Westminster, and the work here almost always starts the same way: with a survey and a setback check on a mid-century lot that was platted tight sixty years ago. The paver itself is rarely the limiting factor. The property line, the existing slab, and the drainage path are what decide whether a Unilock driveway or patio in Fountain Valley gets built the way you want it. If you’re planning hardscape on a 1960s tract lot in 92708 or 92728, call (844) 681-3590 for a free estimate. We’re an independent installer, not a Unilock dealer or authorized rep, which means we spec the product your base can actually support without a manufacturer script running the job.

Why Fountain Valley Residents Choose Us for Unilock Service

Our team has set Unilock pavers on dozens of Fountain Valley driveways, patios, and walkways, and we’ve learned which of their systems hold up under the specific conditions this city throws at them. Long dry stretches. Santa Ana grit. Winter rain that finds every low corner on a flat 1960s slab. Noel Carbajal, our owner, grew up in Santa Ana and has spent close to three decades building across Orange County, including Unilock repair in Costa Mesa, so he reads a Fountain Valley tract lot the way a mechanic reads an engine that’s been running on the same oil since Eisenhower. We know when a Brussels Block driveway needs a channel drain at the street and when a Beacon Hill patio needs a moisture break before pavers touch original concrete. That’s the difference between hardscape that sheds water and hardscape that telegraphs every void in a failed base.

Common Unilock Construction Problems We Solve in Fountain Valley

  • Grit staining on tumbled pavers. Brussels Block and Beacon Hill have that tumbled, worn-edge texture that looks great on a Fountain Valley walkway, but laid flat to an aging slab with no positive fall, they trap airborne grit during the Santa Ana season. The fines iron-stain the surface and wash into a low corner during the first winter rain. We fix this by re-cutting fall and adding a drainage swale where the slab allows it.
  • Efflorescence blooms on dense Unilock units. Fountain Valley’s long dry periods wick base moisture up through pavers that were set over marginal compaction, especially where we’re butting new pavers against a 1960s concrete driveway with no moisture break. The white bloom isn’t a manufacturing defect. It’s water moving through a bad base. We pull the affected field, compact in lifts, and add a barrier before re-setting.
  • Edge spalling and joint sand loss at the curb. On narrow-lot tracts near Mile Square, the paver field often runs tight to the curb line where the existing gutter discharge fires directly onto the paver edge. The edge restraint fails, the sand washes out, and the corner pavers start chipping. We replace the restraint with Unilock’s own edge product and redirect the discharge.
  • Settlement and lippage over failed original flatwork. A lot of Fountain Valley patios were built over the original concrete pad from 1962. When that slab finally gives, the new paver base settles with it, and you get lippage between units. We don’t pave over a known failure. We remove the broken section and replace it before the pavers go down.
  • Ponding at the garage door. This is the one we see most on Fountain Valley ranch homes. The old driveway sloped back toward the house, and the new paver field inherits that grade if nobody re-cuts it. The fix is fall toward a channel drain at the street, which is exactly what we did on a Mile Square-area project last year.

Unilock Service in Fountain Valley: What Local Conditions Mean for Your Equipment

Here’s the thing about Fountain Valley that no generic Unilock page will tell you: the city is essentially built out. You’re not pouring new greenfield foundations here. You’re working on mid-century ranch tracts, most of them platted between 1958 and 1975 with narrow side setbacks that were generous for a single-car garage and a trash-can pad, not for a modern paver driveway with a wide border and a drainage swale. A survey and setback check often decides whether a project pencils out before the design even starts. That’s why we walk the property line before quoting a single paver. The paver field, the border, the restraint edge, and the drainage path all have to fit inside the line Fountain Valley will actually approve. We’ve seen beautiful designs die at the survey. We’ve also seen owners surprised by how much paver they can still fit when the fall is cut right and the border dies into the property line instead of flaring wide. On a Mile Square-area ranch home we tore out a cracked original driveway and set a Brussels Block field with an Umbriano border, but the tight side setback meant the paver field had to die into the property line with a restrained edge rather than a wide border. We re-compacted the base in lifts, cut the fall to a new channel drain at the street, and reused the sound front apron. The owner got a driveway that sheds winter rain instead of puddling at the garage door.

Unilock Models & Products We Service in Fountain Valley

We install and service the Unilock lines that show up most often on Fountain Valley properties. Brussels Block is the classic tumbled driveway and walkway unit, and it’s still the most common paver we see on older tracts. Beacon Hill is the multi-piece patio paver that gives you that irregular, settled-in look. Umbriano’s tumbled finish works well for patios and accent borders where the owner wants a softer edge. Town Hall is the rectangular unit we use for mortar-set applications and permeable sections. When it comes to parts, we use Unilock’s own edge restraints, joint sand, and base-aggregate spec rather than generic substitutes, because a paver system only performs as well as its edges and bedding. Where an existing concrete apron or border is sound, we reuse it. Where it’s settling, we replace that section instead of paving over a known problem. That approach matters more in Fountain Valley, where most hardscape is being retrofitted onto slabs that predate Unilock’s modern base standards by a few decades.

Unilock Service Pricing in Fountain Valley

Unilock paver work in Fountain Valley runs on the same cost drivers everywhere, but the tight lots and aging slabs here tend to push projects toward the middle of the range rather than the low end. A paver driveway runs $7,000 to $18,000 depending on field size, base condition, and whether we’re reusing a sound apron or replacing a failed slab. A paver patio runs $3,500 to $11,000. If the existing concrete is shot and needs full replacement, a concrete driveway runs $4,500 to $12,000, and a full driveway replacement runs $5,000 to $14,000.

Service Price Range
Paver Driveway Installation $7,000 – $18,000
Paver Patio Installation $3,500 – $11,000
Concrete Driveway Installation $4,500 – $12,000
Driveway Replacement $5,000 – $14,000

What drives the number is base condition, drainage work, and setback constraints, not the paver itself. Your free estimate includes a property-line walk, a base assessment, and a line-item quote with no change orders after the fact. Call (844) 681-3590 to schedule yours.
